Westfield Estate Regeneration, Loftus

Brief 

To produce phased masterplan for redevelopment of existing troubled estate to improve amenity and eradicate anti social behaviour whilst minimising demolition and disruption.  Other problems requiring attention through redesign included car parking, access, litter, lighting and refuse collection.

Solution

Having attended the ‘Glass House’ residential regeneration workshop in Manchester with client and resident representatives DKS produced a radical masterplan.  Through physical models, 2D visualisations and 3D animations DKS attended various residents consultation events to explain the proposals for modifying the original pedestrian orientated 1960’s design.  By adding new doors and ‘turning houses around’ houses could be reorientated to face the road and benefit from secure in curtledge parking within a new front garden. 
 By rationalising the whole estate in this manner the existing dark narrow alleyways that wind between the houses could be removed thus ensuring that all pedestrian areas benefit from good lighting and natural survellience. Having consulted with over two thirds of the residents on the estate the design proposals have been supported by 94% of the residents and work is soon to commence in various phases.
