Coast & Country Housing Offices, Dormanstown

Brief 

Design and Build bids were invited to demonstrate how a new two storey 26,000sq.ft. office headquarters for 210 staff could be constructed on the site of an existing building and car park whilst ensuring that the existing operation remains completely functional throughout the construction period. The new building would bring together various departments, operations and functions and would need to be specifically zoned to demarcate public and private access areas.

Solution

We decided that the key factor in the long term success of the new building was ensuring that it was constructed in the optimum position in relation to it’s public accessibility and particularly to the nearby shopping area. The teams solution was to construct a temporary modular office village on part of the existing car park into which the existing office was decanted. A significant period of time was spent liaising with the end user to gain a detailed understanding of the different departments requirements and this helped produce a spatial planning solution which exceeded the clients expectations. The building was then arranged as two opposing wings either side of a central entrance and public space with dual access from both shopping centre and car park. The design also ensures that the building is capable of expansion with minimum disruption in the future.
